Home Inspection

If you are thinking about relocating to a new place, it would be a wise decision on your part if you get your home thoroughly “inspected”. A home inspection is a process that involves non-invasive examination of the condition of a home, often in connection with the sale of that home. Generally done at the time of buying or selling a house, home inspection is advised to the home owners as well for routine maintenance and to repair problems that may become costly to repair, if they go unchecked. A home inspection for the home buyers provides them a wonderful opportunity to know the condition of the property as well as identify the need for any repairs before buying, so that they can make an informed purchasing decision. After the inspection, you will have a much better understanding of the property you intend to purchase.

Home Inspector:

This entire process of home inspection is carried out by a home inspector, who usually has special equipment and training to carry out such inspections. A home inspection report is then issued by the home inspector. The home inspector usually checks the following:

• Roof, basement, heating system, water heater, air-conditioning system, structure, plumbing, electrical wiring etc.
• Looks for improper building practices.
• Checks the items that require extensive repairs.
• Checks the items that are general maintenance issues,
• Also looks into fire and safety issues.
A home inspector conducts a thorough examination of a home to detect any potential systems or components requiring attention.

Buying a new Home:

Not many would disagree to the point that your new home is one of the biggest investments you'll ever make in life, not just financially but emotionally as well. To enjoy many years of happiness at your home, it is important that you make wise and well-informed decisions at the time of purchasing a house. At first glance, something that seems to be in a great shape might contain some defects that could prove financially detrimental to you. Protect your investment with a thorough home inspection which will provide you with an independent opinion about the condition of the property at the time of the inspection. A home inspection also informs the buyer of the positive aspects of the home, as well as any maintenance that may be recommended to keep the house in good shape and to keep all major systems operating smoothly.

Selling a Home

If you intend to put your house on sale, a home inspection would identify items to check on a buyer’s inspection. This will allow you to be proactive in making repairs, thereby putting your house in a more saleable position. This inspection will also contribute to making your home more attractive to buyers, reducing the number of contingencies in a sale agreement and eliminating last minute repair hassles.

Home Inspection Checklist

When you want to purchase a new house, or when you want to sell your house, a home inspection checklist is very useful, for both parties-the beneficiary and the supplier, as well. The checklist must contain the following:

Detailed Data about House
The sale price, authentic address, the house type/style, the age of the house as well as its surface and orientation etc.
Neighborhood Information
Services like garbage collection, fire and security, as well as distance from religious places, playgrounds, or schools, proximity to airport, shopping centers etc.
Accurate Measurements
Information about the rooms and their size; whether they’re all finished or not. Other structures like storage shed etc are also checked.
Structural Details
Foundation type, wall framing, the roof type etc.
Exterior components
The roof, gutters, and other exterior surfaces, windows, together with the frames, decks, or driveways etc; the roof covering, its age as well as the type of the gutters, their material; the type and the condition of exterior brick surfaces etc. are all thoroughly checked.
Accessories
Heating and air-conditioning appliances, for example if the house is equipped with hot water boiler, as well as fireplaces and their type and condition.
Plumbing
It includes the condition of main water line, type of water piping and condition of plumbing lines, water heater capacity and the type of fuel. Leaks around pipes and fixtures are also checked.
Electrical Fittings
Main service capacity, number of circuits and service panel type, as well as the wiring condition.
Interior
In this section, the inspector is interested in the wall and ceiling material, the condition of the windows and the doors, and the condition of walls and ceilings, floor finishes etc.
Appliances
The following appliances are checked: refrigerator, oven, dishwasher, microwave, and vent in the kitchen; garbage disposal, washing machine, clothes dryer, and water softener in the bathroom; central alarm system and lawn sprinkling system.
Insulation
The wall insulation thickness, the wall insulation type, attic insulation thickness and attic insulation type etc.
Garage
Whether the overhead door is large enough for your vehicles, if it is operational from the safety auto-reverse point of view. The garage must be large enough and the doors must be equipped with locking systems etc.

Cost:

The cost for home inspection varies greatly depending on the home's square footage, sales price, age, and number of rooms. Home inspection cost in the US may range from $200-$500, depending on the size of the house, location, and scope of the inspection. A quality home inspection should take about 4 hours to complete.

Home Safety Inspection

All professional home inspectors carry out inspections from the safety point of view as well. Generally, falls, accidental poisoning, choking, drowning, fires, smoke and suffocation are believed to be the main causes of injuries taking place at homes. Therefore, ‘the home safety inspection’ involves the thorough checkup of all those areas and appliances that may cause such safety hazards like, special attention is paid to kitchen, kitchen appliances, fire places, electrical equipments, circuits and wiring issues, bathrooms, etc. A separate checklist for HIS (Home Safety Inspection) is prepared as well and religiously followed.
